The 21st Century ROAD to Housing Act 

The Senate approved it by 85 votes to 5, and the House followed by 358 to 32, the lower chamber using a fast-track suspension procedure that demanded a two-thirds majority. The bill aims to confront a national affordability crisis by increasing the supply of homes. It streamlines environmental reviews, encourages local governments to ease permitting rules, supports the repair of derelict properties, restricts large institutional investors that already own at least 350 single-family homes from buying more, and bars the Federal Reserve from creating a central bank digital currency before 2030.  Although  the law passed with overwhelming bipartisan support—co-sponsored in the Senate by Tim Scott (R-SC) and Elizabeth Warren (D-Mass)—and officially became law, it passed without President Donald Trump's signature after he left it unsigned for the required 10-day period. It is scheduled to take full effect on January 7, 2027

He canceled a scheduled White House signing ceremony in June 2026, telling reporters that the housing bill was "of minor importance" and a "big yawn" compared to the urgency of passing the SAVE Act.
